Sump & Tile

Basement waterproofing in Chicago and the suburbs

Your basement needs somewhere for the water to go.

We install drain tile and sump pumps that collect the water under your floor and send it away from your house.

Cross-section of a basement with a drain tile system Groundwater in the soil moves toward the foundation and reaches the seam where the wall meets the floor. A perforated drain tile below the floor collects it and carries it to a sump pit, where a pump sends it up a pipe and out of the house. 1 2 3 4

How a drain tile system works

  1. Water builds up

After heavy rain, groundwater collects around your foundation and pushes against it.

  2. It finds the seam

It often gets in at the cove joint, the seam where the wall meets the floor.

  3. The tile collects it

Perforated drain tile, set in stone below the floor, catches the water before it reaches your floor.

  4. The pump sends it out

The tile drains into a sump pit, and a pump pushes the water out and away from the house.

What we install

  • Interior drain tile

A new drain along the inside of your foundation, below the floor, leading to the sump pit.

  • Sump pumps

New pumps, and replacements for ones that are worn out or can't keep up.

  • Battery backup pumps

A second pump that keeps working if the power goes out during a storm.

Signs of water trouble

  • Water along the wall and floor seam after a storm
  • Damp walls, or white chalky residue on the concrete
  • A musty smell that won't clear
  • A sump pump that runs constantly or has stopped
